Expanding the APAC Footprint to Meet Surging Demand from Global Professionals and Inbound Travelers

Hmlet Japan Co., Ltd. (Chiyoda-ku, Tokyo; Representative Director: Kenichi Sasaki) is
pleased to announce that its holding company, FL Japan Holdings Co., Ltd., has acquired
Habyt Pte. Ltd. (“Habyt APAC”) from Germany-based Habyt GmbH. This acquisition makes
the prominent Singapore and Hong Kong flexible living operator a wholly owned subsidiary of
the group.

Through this acquisition, the total number of units under management by Hmlet Japan (1,613 units), Blueground Japan (253 units), and Habyt APAC (829 units in Singapore; 232 units in Hong Kong) will reach 2,927 units. This establishes the group as a major player in
the Asia-Pacific (APAC) region among Japan-based flexible living operators.

Following the acquisition, Habyt APAC will be led by Yoan Kamalski, the original founder of Hmlet Pte. Ltd. in Singapore who currently serves on the Board as Director of Hmlet Japan.

■Background: Expanding to APAC After Six Years of Growth in Japan
Hmlet Japan was established in 2019 as a joint venture between Mitsubishi Estate Co., Ltd. and Singapore-based Hmlet Pte. Ltd. (the original Hmlet, now Habyt APAC).
Centered on "thoroughly simplifying contract procedures" and "creating resident
communities," the company has pioneered flexible living as a new lifestyle standard in Tokyo and Osaka.
The external environment remains highly favorable. As the number of foreign visitors to Japan continues to set new records annually in the post-pandemic era, the rise of borderless work
styles-such as digital nomadism-has led to a rapid expansion in demand for
mid-to-long-term international residents. Recognizing that global mobility is reaching
unprecedented levels, the company determined this to be the ideal timing to expand the
operations it refined in Japan into the broader Asia-Pacific region.

While Singapore’s Hmlet was integrated into Germany's Habyt GmbH in 2022 to become
Habyt APAC, Hmlet Japan became a 100% subsidiary of the Mitsubishi Estate Group during
that period. Hmlet Japan has grown steadily by strengthening operations through digital
product development, expanding into Osaka in 2025, and reaching a management scale of
1,609 units as of April 2026. Furthermore, Yoan Kamalski, the original founder of Hmlet,
joined the board of Hmlet Japan in April 2025.

By bringing the original Singaporean "creator of the Hmlet brand" under the Japanese entity's umbrella, this acquisition ensures the continuous growth of the Hmlet brand and drives its re-expansion across the Asia-Pacific region.

■Key Objectives of the Acquisition
1.Acquisition of Global Bases:
Securing operational foundations in Singapore (829 units) and Hong Kong (232 units), along with a workforce and organization possessing global expansion expertise. Post-acquisition, Habyt APAC will be led by CEO Yoan Kamalski to drive growth across the region.
2.Evolution of the Digital Platform:
Inheriting the property listings accumulated by Habyt APAC to complement Hmlet Japan’s existing digital products, further evolving a living experience where move-ins, move-outs, and community building are seamlessly managed digitally.
3. Centralization of Decision-Making in Japan: By consolidating the group’s headquarters
functions in Japan, the company will accelerate decision-making and provide consistent, high-quality service throughout Asia.
■Future Outlook: 35,000 Units and ¥10 Billion Operating Profit by 2035
Using this APAC acquisition as a catalyst, the group companies under FL Japan Holdings aim
to manage a total of 35,000 units both domestically and internationally, achieving an
operating profit of over ¥10 billion by 2035. Our goal is to become the world’s largest
flexible living operator by 2035.

本買収により、Hmlet Japan、Blueground Japan、Habyt APACの3社合計運営室数は2,927室に達し、日本を本拠とするフレキシブル・リビング事業者として、アジア太平洋エリアにおける主要プレーヤーの一つとなります。買収後のHabyt APACは、旧Hmlet社の創業者であり、Hmlet Japan取締役のヨアン・カマルスキー氏がCEOとして率います。
■ 背景:日本での6年間の成長を経て、次なるステージへ
Hmlet Japanは2019年、三菱地所株式会社とシンガポールのHmlet Pte.Ltd.社の合弁会社として誕生しました。「契約手続きの徹底的な簡略化」と「入居者コミュニティの創出」を軸に、東京・大阪でフレキシブル・リビングという新しい暮らしのスタンダードを広めてきました。

外部環境も追い風となり、訪日外国人数はコロナ禍以降毎年過去最高を更新する中、デジタルノマドをはじめとするボーダーレスな働き方の浸透により、日本における外国人中長期居住者のニーズは急拡大。グローバルな人の移動がかつてない規模で活発化しており、日本で磨いたオペレーションをアジア太平洋地域に展開するタイミングと判断し、本買収に至りました。

シンガポールのHmlet社は2022年にHabyt GmbH社に統合されHabyt APACとなりました。Hmlet Japanはその間に三菱地所グループ100%資本の子会社となり、デジタル・プロダクト開発でオペレーションを強化しながら着実に成長を続け、2025年の大阪進出を経て、2026年4月現在の運営室数は1,613室に達しています。また2025年4月からは、旧Hmlet社の創業者Yoan Kamalski氏がHmlet Japan取締役に就任しています。

今回の買収は、かつて、Hmlet Japan設立を三菱地所と共にした「Hmletブランドの生みの親」であるシンガポールのHmlet社を、日本法人が傘下に収めることで、Hmletブランドの継続性ある成長とアジア太平洋エリアでの再展開を推進します。
